Pricing What’s it worth?

Q01“Why shouldn’t I just list high and come down later?”

Because the first weeks are when your listing gets the most attention from buyers — and overpricing burns that window. Buyers and their agents compare your home to recent sales; if it doesn’t add up, they skip it and you end up chasing the market with reductions. I price off real sales, not wishes. Priced right. Built to close.

Here’s what “coming down later” looks like from the buyer side: they watched it sit, they saw the reductions, and now they’re negotiating from strength. Pricing off real sales from day one keeps the leverage with you.

Q02“Another agent told me my home is worth more.”

They might be right — or they might be telling you what you want to hear to win the listing. Ask to see the closed sales behind the number. I’ll show you mine, line by line, and you decide which number holds up.

A higher number at the listing table costs nothing to say. What matters is the number a buyer, their agent, and an appraiser will all agree on. I’ll bring the closed sales, the active competition, and what’s sitting unsold — you’ll see exactly how I got there.

Timing When should I sell?

Q03“Should I wait for the market to get better?”

Maybe — but waiting hasn’t paid for a lot of sellers. Every month you wait costs you in carrying costs, taxes, insurance, maintenance, and the risk of more competition. Let’s run your actual numbers and see whether waiting helps you or hurts you.

Waiting is a strategy only if the numbers say so. We’ll compare your carrying costs against realistic price movement and the competition likely to hit the market — then you decide with the math in front of you.

Q06“How long will it take to sell?”

Every home is different, but our averages are roughly 30 days on market and roughly 30 days to close. The biggest factors you control: price, condition, and presentation.

Price, condition, and presentation are the levers you control. We set all three before launch and read the market hard in the first 10 days, when your listing gets the most attention.

Representation Why hire you?

Q04“Can’t I just sell it myself or use a discount broker?”

You can. The question is net, not commission. Our list-to-sale ratio is 98% vs 92% for others — on most homes, that gap is real money. Add marketing reach, negotiation, and someone managing inspection, appraisal, and lender issues, and the math usually favors representation.

A discount on commission isn’t savings if the sale price drops further. Look at your net: price achieved, days carried, and the deals that fall apart without someone managing inspection, appraisal, and lender issues.

Q05“What do you do that other agents don’t?”

We launch, we don’t just list. Your home gets the Sloan Realty Group marketing system — roughly $100K a month in marketing investment — a top-producing team behind it, and a Listing Partner with a mortgage lending background who knows how deals actually get to closing.

Most listings go live and wait. Ours launch: four engines — define the buyer, create the story, distribute everywhere, convert to showings — backed by a top-producing team ranked #1 in Myrtle Beach by RealTrends 2026.

Q11“Will you lock me into a long contract?”

We’ll go over every term of the listing agreement before you sign anything, so you know exactly what you’re agreeing to. No surprises.

You’ll see every term of the listing agreement before you sign — length, responsibilities, and what happens if things change. Clarity is one of my three non-negotiables.

Property My specific home

Q08“Do I need to make repairs or update before listing?”

Not necessarily. I’ll walk through the property and tell you which items return money and which don’t. The goal is the best net to you, not spending for the sake of it.

Some updates return more than they cost; many don’t. I’ll walk the property and tell you which is which — often the best return is cleaning, decluttering, and presentation.

Q10“I’m out of town / it’s a second home or rental. Can you handle it?”

Yes. Zoom consultations, consistent updates, and a team that handles the on-the-ground details. Condo, investment property, or beach house — same system.

Certainty What if…?

Q07“What if my home doesn’t sell?”

Ask about our Your Home Sold Guaranteed program: your home sold guaranteed or we will buy it. Terms apply and not every home qualifies — we’ll review it with you. Program details · terms.

First, the plan is built to sell: priced right and marketed hard. Second, if you qualify, the Guaranteed Sold program puts a defined outcome behind you. *Terms and conditions apply. Not all homes qualify.

How the program works →

Q09“I need to buy my next home too. How does that work?”

We’ll build a sequence that fits your timeline — and the Guaranteed Sold program can help give you confidence to make your next move. Let’s map it out together.

We sequence the sale and the purchase around your timeline, so you’re not stuck carrying two homes — and Guaranteed Sold can add a backstop if you qualify.* *Terms and conditions apply. Not all homes qualify.
